Approved is not the same as affordable
Underwriting asks one question: does your gross income cover this payment plus your reported debts? It is a rule, and it is a good one. But it is not a budget. These are the things a lender never sees.

Florida changes the math
- Insurance. Homeowners premiums in coastal counties can exceed the property tax bill. Blueprint applies a per-county insurance factor rather than a national average.
- Property tax and homestead. A primary residence receives a homestead exemption that reduces taxable value, and Save Our Homes limits how fast assessed value can rise afterward.
- Flood. Separate from homeowners insurance and required in many zones. Read Florida flood insurance.
- HOA and CDD. Newer master-planned communities often carry both. A CDD assessment is a bond repayment on the community's infrastructure and can run into the thousands per year.
- Maintenance. Sun, salt, and humidity are hard on roofs and HVAC. The 1% reserve is a floor, not a ceiling, on older coastal homes.

These are documented educational assumptions, not lender-specific figures. They are centralized in one place so they can be calibrated without changing any individual calculator. What monthly mortgage payment can I comfortably afford in Florida?
A common planning target is about 28% of your gross monthly income for total housing cost, including taxes, insurance, HOA, and a maintenance reserve. Around 22% feels genuinely easy, and above roughly 33% most households start feeling it in a hard month, In Florida, insurance and property taxes make the difference between those bands larger than in most states.
Why is my approved amount higher than what I can comfortably afford?
A lender measures your gross income against your debts. It does not count your savings goals, childcare, travel, a maintenance reserve, or the cushion you want in the bank. Approval tells you what is permitted. Affordability tells you what is sustainable. They are almost never the same number.
Should I include maintenance in my housing budget?
Yes. A widely used planning reserve is about 1% of the home's value per year. Lenders do not count it, which is a major reason an approved payment can feel heavier than expected once you own the home.
